Know the number before you negotiate
Asking prices in the Philippines are often set by the seller’s expectations rather than the market. Official figures do not settle the question either. The BIR’s zonal values and the assessor’s values are being replaced by schedules of market values prepared by local assessors under the Real Property Valuation and Assessment Reform Act, but official values can sit well above or below what comparable properties actually sell for. Paying on the wrong reference point is one of the most common and costly mistakes buyers make.
We assemble the market evidence: recent comparable transactions, current listings, location factors and the condition and use of the property itself. Where a formal valuation report is needed, for a bank, an investor or a corporate board, we coordinate an independent appraisal by a licensed real estate appraiser. You go into negotiation knowing what the property is worth and why.

Valuation questions, answered
Is the zonal value the market value?
No. Official values are a reference for computing taxes, and the system is moving from BIR zonal values to schedules of market values prepared by local assessors. Market value is what a willing buyer would pay today, and the two can differ widely in either direction.
Why do official values matter if I am paying market price?
Because transfer taxes are generally computed on the higher of the selling price and the official values. Knowing them early tells you the real cost of the transaction, not just the price. We confirm the applicable values for your property.
Do I need a formal appraisal?
Not always. For a negotiation, solid market research is often enough. Banks, investors and boards usually require a formal report from a licensed appraiser, and we arrange that when it is needed.
